Kresswood Trails is an affordable premier condominium community located in McHenry, Illinois. The condominium association began development in the late 1990’s and the initial Declaration was recorded on June 6, 2000. The community is comprised of one hundred sixteen (116) condominium units within twenty-eight (28) buildings on eighteen (18) acres of land. The association has a lot of green space, mature trees, and is located right next to the Prairie Trail bike path.

The Prairie Trail path provides over 25 miles of trails, traveling from the Kane County border on the south to just short of the Wisconsin State Line to the north. In addition, the Prairie Trail connects up with the Fox River Trail and other trails, giving access to nearly 100 miles of trails.

Learn more about what it means to live in a condominium community, from ownership basics to how associations operate.

A condominium is a form of property ownership involving multiple-unit dwellings where a person owns his or her individual unit, but the land, roofs, driveways, and building exterior “common elements” are owned in common with all the other owners.

Within a condominium association, each member owns their individual unit and they have a joint ownership interest in the common elements. Through Association fees, owners share in the cost of the common elements, i.e. maintenance of the building’s exterior, driveways, and landscaping. Owners are responsible for repairs and maintenance within their own units. Each owner is a member of the condominium association. The Association elects members to serve on the Association’s Board of Directors. The Board is responsible for the operation and management of the Association, including maintenance of the common elements.

Before buying a condo, it’s important to understand the differences between living in a condo versus a single-family home and to determine if the condo lifestyle is right for you. There are pros and cons to both condominium and single-family home living. Here are a few things to consider.

Within a condominium there will be shared walls with another unit owner. How much noise from neighbors is acceptable for you? How much space do you need; single-family homes generally will have much more space for storage. Condos are usually less expensive than single-family homes and have lower maintenance requirements. Condo owners will have to abide by the association’s declaration, rules, and regulations. Condo owners generally have more discretionally free time; condo owners don’t spend their weekends on exterior projects, gardening, mowing, or shoveling snow.

Condominium associations are financed through monthly assessments charged to owners within the condo association. The monthly assessments are charges paid by owners to cover the maintenance and management of the property, shared amenities, and common areas. These fees/assessments typically cover services for landscaping, snow removal, building insurance for common areas, repairs, and maintenance of the building’s exteriors. Monthly assessments vary depending on the size of the unit.

At Kresswood Trails we are self-managed by the Board of Directors. The board of directors are elected by owners within the condo association. There is an election annually to select several board members who serve a two-year term. There is a total of five members serving on the Kresswood Trails Board. The board makes decisions on budgets, maintenance projects, rule enforcement, and other community matters. Regular board meetings are held to carry out the business of the condo association. Owners are encouraged to attend those meetings. At the end of every board meeting there is an open forum where owners can ask questions, voice concerns, and communicate directly with the board members. Meeting minutes and financial statements are available to owners. They are posted on the associations owner portal or the owner can request copies to be sent electronically.

The condo association generally maintains the exterior of the building, roof, common areas, and landscaping. Owners are responsible for interior maintenance, including appliances, flooring, fixtures, personal property, windows, and doors. There is a Kresswood Trails Maintenance Guidelines matrix in the rules that helps to clarify maintenance responsibilities.

Kresswood Trails carries a master insurance policy for coverage of the buildings, common areas, and shared infrastructure. Owners need to purchase their own condo insurance (HO-6 policy) to cover inner-unit damages, personal property, and liability. Owners are highly encouraged to include Loss Assessment coverage of at least $10,000 within their policy. More details can be found in Chapter 4 of the rules.

The rules and regulations are designed to promote a pleasant, comfortable, and enjoyable environment for all unit owners & residents and protect property values. They outline acceptable behavior of living in a shared community. They cover things such as noise, use of common areas, pet requirements, guidelines for exterior decorations and bedding areas, renovation restrictions, and parking. It’s important to review the rules carefully to understand what is expected of owners and residents.

Any alterations to the exterior of a unit, including the Common Elements, not covered in the Declaration or in the rules must receive prior written approval from the Board of Directors. No work may begin until written Board approval has been granted. Unit Owners seeking approval must submit their request in writing using the Architectural / Landscape Change Request Form. The review and approval process is designed to ensure consistency and safety. Specific details can be found in Chapter 5 of the rules.

Parking is very limited at Kresswood Trails. Unit Owners and tenants are required to park their vehicles in the unit’s 2-car garage. Garages are not to be used for storage of personal property to the exclusion of parking Unit Owner and tenant vehicles within the garage. Chapter 10 in the rules covers parking in more detail. Checking these details in advance helps prevent parking issues.

Pets are allowed, but not more than a total of two (2) animals per unit. Dogs must not weigh more than eighty (80) pounds. Pets must be leashed and must always be supervised by a responsible individual when outside of the unit. Pet staking is not allowed. Pet owners are responsible for immediately picking up after their pet. More details and specific pet breed restrictions can be found in chapter 8 of the rules.

Disputes are a difficult area. There are always at least two sides to every issue. Association rules have been developed to help keep things running smoothly and to promote a pleasant, comfortable, and enjoyable environment for all Unit Owners & residents. Adherence to the rules, combined with a spirit of consideration and willingness to work together with your neighbors, will ensure the kind of community in which all residents are happy to live.
